Today we’re about 40 minutes outside of Phoenix in one of Queen Creek’s newest neighborhoods called Caleda by Toll Brothers.
Homes at Caleda by Toll Brothers range from about 2,700 sq ft to 3,500 sq ft. Prices start around $805 thousand dollars.
The specific home we’re touring today is called the Fiora Model. This home has 5 bedrooms, 3 and a half bathrooms, a 3-car garage, and about 2,900 square feet of living space.

Eastmark is located in Mesa, Arizona with convenient access to the Loop 202 and US 60 freeways. This community is 30 minutes away from Sky Harbor International Airport and downtown Phoenix, 15 minutes away from shopping dining and entertainment at Gilbert’s San Tan Village, and just 10 minutes away from Mesa Gateway Airport.
Eastmark is a 3,200-acre master planned community comprised of 40+ different neighborhoods. Currently Eastmark has over 4,000 homes built. The plan is to get to 7,500 homes though there is zoning for up to 15,000.

MORRION RANCH LOCATION
Morrison Ranch is a 3,000-acre, mixed use, master planned community. Mixed use, meaning residential, retail, AND industrial use. There are 10 sections that make up Morrison Ranch. Even though it covers a lot of space, the community still has the look and feel of small-town living.
RESIDENTIAL
Homes in Morrison Ranch range from about 1,600 – 5,000 sq ft and offer up to 6 bedrooms. Lot sizes vary between about 5,000 sq feet all the way up an acre.
I’m not exaggerating when I say “tree lined streets. To date, there have been close to 12,000 trees planted in Morrison Ranch with about 10,000 more trees planned in the future.
Unlike a lot of communities in Arizona, the homes in Morrison Ranch have tons of character! You’ll find varying architectural styles including farmhouse, ranch and cottage style homes. Another thing that sets it apart from most Arizona communities is that Morrison Ranch allows a wide array of exterior colors, not just the desert colors.
There are 3 lakes that offer scenic views. These lakes are stocked with koi, white amur and tilapia fish and you can also find plenty of ducks and turtles hanging out. The 4 silos you see beyond the lake were formerly used to mix grain for the cows that were housed nearby. They now represent the agricultural roots of Morrison ranch.
Morrison Ranch offers more than 400 acres of green belts and about 25 parks and tot lots. This is where my son has had all of his soccer practices.
Quail Park at Morrison Ranch is a resort-style senior living facility that is located right on the lake. It offers independent and assisted living as well as memory care.
RETAIL
Morrison Ranch is located just minutes away from both Downtown Gilbert’s Heritage District and San Tan Village.
But there’s shopping and restaurants that’ll remind you of Main Street USA, nestled right inside of Morrison Ranch. Morrison Town Center offers 115 acres of shops, restaurants and services. There’s a grocery store you can ride your bike to, a restaurant with terrace views of the lake, and professional services like dry cleaning and medial care.
INDUSTRIAL
Not yet finished but is coming soon is The Business Center at Morrison Ranch. It’s a 280-acre business and employment center that is expected to bring more than 5,000 jobs to Gilbert.

Today we’re touring the Haralson Model located in Flora at Morrison Ranch by Toll Brothers. There has been so much demand for this neighborhood it was the first time I wasn’t able to get exclusive access for a private home tour. This is the final week to be able to choose a lot and all the design choices. There were only 6 lots left as of earlier this week and whatever lots are leftover by the end of this week will be turned into spec homes.
Remember to always bring your realtor with you when visiting new builds. If you visit new build communities without your realtor, they will not be able to represent you during your transaction and the only representation you will have will be coming from the seller themselves.
As I mentioned at the beginning of this video, the Haralson is the largest home I’ve featured to date. This home has 4 bedrooms, 4 bathrooms, a 3 – car garage, a massive primary retreat, and nearly 5,000 sq ft of living space.
Here are 7 things that tell me buyer's have most of the leverage in real estate right now.
The amount of transactions with Seller Paid Closing Costs increased 156% since April.
In July, homes took 40% longer to sell than they did in April.
The Median Sales Price in Gilbert has dropped by $13,000.
Listing Success Rate has fallen by 27%.
The Cromford Market Index, which measures supply and demand statistics within Maricopa County has plummeted 420 points and nearly 80% in just 12 weeks.
The amount of active listings has grown astronomically by 238% since April.
Even iBuyers, such as Opendoor and Offerpad, are having difficulty selling their listings with a 320% growth in inventory since April.
